Inspection of a land involves the examination of any potential soil contamination, surface water quality, groundwater quality, and issues relating to hazardous components uptake by the biota. The CERCLA Act of 1980 outlined that a lessor, buyer, or a lender will be held responsible for the remediation of hazardous components.

In this stage, they test for heavy metals, petroleum hydrocarbons, solvents, mold, and asbestos. If there is the need for the land remediation, the stage 3 examination comes in and the scientists use detailed tools to research. These investigations delineate the physical contamination extend based on the standards of the procedure. It involves intensive sampling, testing, and monitoring the subject.

Records review and visual inspections are the non-scope items used at this stage to gather information. The search team will concentrate on checking the mold, lead-based paint, lead in water especially the drinking water, wetlands, and radon. They use scientific tools and equipment for the study in delivering at an accurate result.

The chemistry, geology, physics, microbiology, botany, and atmospheric skills are often required at this stage. The process involves a non-detailed study to obtain details. Scientists will determine the level of research needed at this stage and the tools to use. They integrate these disciplines during the research processes and derive at a sound judgment.
